STADIUM TRACE RETAIL

This two-building retail development reconsiders what a suburban shopping environment can be. Instead of relying on the visual noise and repetition that often define retail centers, the design takes a restrained, composition-driven approach, where proportion, rhythm, and material expression work together to create identity.

 

The buildings are defined by a play of contrast: solid and void, light and shadow, openness and enclosure. Carefully scaled façades articulate a clear rhythm along the pedestrian edge, while the subtle shifts in height and texture lend each volume a sense of individuality within a cohesive whole. Broad expanses of glass invite natural light deep into the interiors and strengthen the visual connection between inside and out, allowing storefronts to participate in the life of the street rather than standing apart from it.

 

Brick, metal, and fiber cement panels are composed with an emphasis on precision and simplicity. Materials that ground the project in both durability and craft. The result is architecture that feels familiar yet quietly progressive, balancing the commercial demands of retail with a sense of authenticity and permanence.
